Austin metro apartments and condos - research file (built 2026-10-30, updated 2026-10-31) ===================================================================== 3,184 rows: 2,583 apartment complexes and 601 condo buildings in Travis, Williamson and Hays counties, Texas. One row per apartment property (a complex, which can hold many buildings) and one row per condo regime and street address (condo units grouped into their building). Condo buildings and complexes with fewer than 5 units are left out, as are townhomes, duplexes, triplexes and fourplexes. The certificate names the manager or a mailing address. - US Census Bureau Geocoder and TIGER boundary files (public domain): locations from street addresses, city and county boundaries - OpenStreetMap, (c) OpenStreetMap contributors, ODbL 1.0: some names, floor counts, fallback locations. If you share this file or a database made from it, keep it under ODbL and credit OpenStreetMap. - Overture Maps places, release 2026-10-21 (CDLA-Permissive-2.0 / CC0 / Apache-2.0 by source): some names, websites Coverage -------- name 93% · street address 100% · on the map 96% · units 100% (72% exact) · year built 96% floors 32% · owner 81% · market value 99% Known limits ------------ - Units: 906 rows (28%) have a count ESTIMATED as total floor area / 753 sq ft (units_source = "estimated from floor area"). 753 sq ft is the median floor area per unit across 1,264 complexes that also have the city's exact count. Treat these as rough. Exact counts come from the City of Austin (1,485 complexes inside the city), the appraisal record (Travis apartments) or counted condo unit records. - The city's unit count is applied to apartment complexes only; condo rows keep their counted unit records, because the city counts a whole condo regime, not one building. - Williamson county is the 2026 roll from the district's open data portal; its apartment year built is the oldest commercial segment year. - Hays apartments include small 5+ unit buildings by floor area, and some student-housing complexes the district records as apartments (e.g. cottage communities near Texas State University). - 138 rows (120 Travis, 17 Williamson, 1 Hays) could not be placed on a map: their addresses are incomplete (street with no number) or the geocoder did not recognize them. They are in the CSV with blank coordinates. - "US Census Geocoder (approximate)" locations are interpolated along the street and can be off by a block. - Floors: Travis "stories" values of 1 were dropped as unreliable; floors come from the appraisal record when above 1, otherwise from OpenStreetMap. - Business names (DBA) are the names the appraisal districts recorded and can be out of date after a rebrand. - Apartments owned by exempt bodies are included where the improvement is an apartment type, but some publicly owned housing may be missing.
